(a) No parcel of land shall hereafter be so reduced or divided so as to provide less than the minimum lot size required in the district in which such land is situated.
(b) No principal building shall be erected on a lot which does not have the required frontage for that zoning district on a dedicated street of record.

(c) Minimum Lot Area. The minimum lot shall be 100' x 150' for a single family residence, 125' x 150' for a two family residence, and an additional 25' width and 25' length for each additional family unit, unless a larger lot size is required by the Lorain County Health Board due to soil conditions.

(d) Lot Area Exception for Existing Certain Substandard Lots. Any lot or parcel of land under one ownership and of record at the time of adoption of this Ordinance and where no adjoining land was under the same ownership on said date, may be used as a building site even when of less area or width than that required by the regulations for the district in which located.
