§ 1226.03 SCOPE AND CONTENT.
   (a)   A plat shall be prepared for each street, or part thereof, which is to be reserved for future use for streets, drainageways or other public land. The plat shall be drawn at a scale of sufficient detail to show with appropriate dimensions the exact location of the mapped street lines and the land needed for slopes and drainage, or other public use.
   (b)   The plat shall include, but shall not be limited to, the following information, which shall be deemed a satisfactory description:
      (1)   The present property and streets:
         A.   The lot lines and recorded dimensions of the parcel, or relevant part thereof, which is traversed by the mapped street; the permanent parcel number;
         B.   The lines of the abutting street to which the mapped street is connected; and
         C.   The location of any nearby building that may be affected.
      (2)   The mapped street and other public land:
         A.   The location and extent of the mapped street, or other public land, or that part thereof which is recommended to be reserved and acquired;
         B.   Dimensions in relation to a lot line of a parcel of record, dimension and angle to a dedicated street and other reference points as may be necessary to locate the property in relation to prevailing records; and
         C.   The extent of remnants of the parcel or parcels, not included within the mapped lines.
      (3)   Titles and certificates:
         A.   Title, north point, scale; and
         B.   Certificates of recommendation by the Commission, of adoption by Council and provisions for recording.
