§ 152.054 EASEMENTS.
   (A)   Where a subdivision is traversed by a water course, drainage way, channel, storm conduit, or stream, there shall be provided to the village, a storm water or drainage easement conforming substantially with the lines of such water course and containing such additional width as required. Where culverts provide road crossings, a sufficient easement area, as determined by the Planning Commission, shall be provided at each end of the culvert to permit cleaning.
   (B)   Easements ten feet in width shall be provided adjacent to each side of an contiguous with all proposed rights-of-way. The easements shall be usable for any and all utilities.
   (C)   Easements at least ten feet in width along all rear lot lines and eight feet in width along all side lot lines shall be provided for utilities and drainage.
   (D)   Where subdivisions are adjacent to schools, parks, or other public facilities, access easements shall be provided to those facilities where deemed appropriate by the Planning Commission. Such an access easement shall be a minimum of 20 feet in width, and side yard setbacks for adjacent lots shall be measured from the easement.
   (E)   Easements intended to accommodate water lines and sanitary sewer lines shall have a minimum total width of 20 feet.
