12-4-1: REQUIRED MINIMUM IMPROVEMENTS:
   A.   Compliance with Requirements: Minimum improvements shall be installed within the jurisdiction of the city council in accordance with the requirements of chapter 7 of this title.
   B.   Acknowledgment by Developer: The developer shall acknowledge the several improvement requirements as set forth in this title by notation on the final plat. Said notation shall be worded substantially as follows:
All streets shall be graded, base material applied and surface paved in accordance with the standards and specifications of the City of Skiatook, to include curbs and gutters, street name signs erected, planting screens established and trees planted, utilities and streetlights installed, sidewalks constructed, drainage structures constructed in accordance with the approved plans on file in the office of the city clerk by the developer, at the developer's sole expense, and in compliance with and to the standards, plans and specifications of the city clerk. All required improvements shall be constructed within two (2) years of approval of the final plat by the city council, and the same shall be maintained and kept in good repair by the developer for a period of one (1) year after construction thereof has been approved in writing by the city clerk.
