§ 153.311  PURPOSE AND SCOPE.
   (A)   The purpose of these Subdivision Regulations is to provide rules, regulations and standards to guide the subdivision of land in order to promote the public health, safety, convenience and general welfare within the city.  Standards shall be administered to ensure orderly growth and development, the conservation, protection and proper use of land, and adequate provisions for traffic circulation and services.  These Subdivision Regulations shall not apply to any lot or lots forming a part of subdivision created and recorded prior to the date these Subdivision Regulations are enacted.
   (B)   These Subdivision Regulations shall apply to all unsubdivided land proposed as a major subdivision or a minor subdivision, and to any land replatted in the city, but shall not be deemed a basis for, nor shall it in any way diminish or relax any existing restrictions or provisions set forth in any subdivision protective covenants, or any such restrictive covenants which may appear in any deed, contract or plat of record.
