§ 153.136  RESIDENTIAL PLANNED UNIT DEVELOPMENTS.
   Residential planned unit developments may be developed following the provisions of this section.
   (A)   Minimum lot size.
      (1)   The area of the dwelling unit may not be reduced to less than 60% of the minimum lot area required in the underlying zoning district regulations, except for attached, clustered, or detached single- family houses intended to be deeded out separately, in which case there shall be no required minimum area except that the lot shall wholly contain all of the house and all front, rear or side yards as shown on the approved plan.
      (2)   In no case shall the density of the housing units for attached, clustered, or detached single- family houses intended to be deeded out separately, exceed eight units per acre for the overall project boundaries including open areas.
      (3)   Lot widths may be varied to allow for a variety of structural designs. It is also recommended that setbacks be varied.
      (4)   Where the underlying property has been zoned for multi-family development or where the intended planned development is for multi-family use, the dwelling unit density may be increased above eight units per acre, by approval of the Planning Commission, as long as sufficient on-site parking can be provided (as specified by the Planning Commission), with at least one parking place per housing unit. Any consideration for increasing project density shall be directly proportional to an increased level of project amenities, open space and other project elements shown to enhance the overall quality and value of the proposed project. In no instance shall the density exceed 12 dwelling units per acre.
   (B)   Height requirements.  For each foot of building height over the maximum height regulations specified in the Zoning Code, the distance between such buildings and the side and rear property lines of a planned unit development project area shall be increased by a one foot addition to the side and rear yard required in the district.
