Residential dwelling units when located on the second floor or third floor of a structure that contains a first floor permitted retail, service or office use as provided for under this subchapter shall have a minimum livable floor area based on the following schedule:
(A) One bedroom unit: The minimum livable floor area is 800 square feet.
(B) Two bedroom unit: The minimum livable floor area is 950 square feet.
(C) Three bedroom unit: The minimum livable floor area is 1,100 square feet.
(D) Add 100 square feet for every additional bedroom beyond a three bedroom unit.
