The required minimum lot and yard sizes and maximum lot coverage for the principal structure located within an R-2 District shall be as follows:
(A) Front yard setback. The minimum front yard setback distance shall be the average distance of the front yard setback for the nearest ten dwellings located on either side of the subject property and measured from the edge of the public right-of-way to the front building face.
(B) Side yard setback. The minimum side yard setback distance shall be the average distance of the side yard setback for the nearest ten dwellings located on either side of the subject property measured from the side yard property line to the side building face.
(C) Read yard setback. The minimum rear yard setback distance shall be the average distance of the rear yard setback for the nearest ten dwellings located on either side of the subject property measured from the rear yard property line to the rear building face.
(D) Lot coverage. The maximum lot coverage for a principal structure located in this district shall be 50%.
