(a) Conveyance of Unrecorded Lots. It shall be unlawful to sell, trade or otherwise convey any lot, parcel, tract of land, or portions thereof, subject to these Regulations without first receiving appropriate City approvals and unless said, plat or replat is first properly recorded in the Office of the Shelby County Recorder.
(b) Recording Unapproved Plats. It shall be unlawful for a developer, subdivider, property owner or their agent to cause the recording in any public office any subdivision plat or replat of land located in the jurisdiction of these Regulations without first receiving appropriate City approvals and endorsements on the plat document.
(c) Misrepresentation as to Approval of Plans, Construction, or Inspection. It shall be unlawful for any person, firm or corporation owning, controlling or representing any addition or subdivision of land within the City to claim that any or all public improvements required for the said addition for subdivision of land have been constructed and/or inspected and approved in accordance with the specifications and requirements of the City, when such improvements have not been so constructed, inspected or approved.
