15.04.050: BUILDING PERMIT; APPLICATION:
Application for a building permit shall be made to the city clerk, or duly appointed deputies, on forms prescribed and furnished by the city, and shall be accompanied by a permit fee of twenty dollars ($20.00). A short description describing the proposed construction or alteration shall accompany the application. In addition to the permit fee of twenty dollars ($20.00), to be retained by the city, the applicant shall, at the time the application is made, pay the proper building permit fees as set forth in subsection D of this section and in section 303 of the building code, and, if required, a plan inspection fee as set forth in section 303.
Prior to obtaining a building permit the following must be submitted to the city clerk:
   A.   Building Plans And Specifications Required When: An architect or licensed engineer is required to design, stamp and submit building plans and specifications when the structure is more than two (2) stories in height.
   B.   Plans Required With Building Permit Application: Three (3) sets of the following plans are required to be submitted with each building permit application:
      1.   New Construction:
         a.   Complete plot plan, drawn to scale, with the following information:
            (1)   North arrow.
            (2)   Scale of drawing of building.
            (3)   Legal description.
            (4)   Owner's name, address and telephone number.
            (5)   Property line and lot dimensions.
            (6)   Street(s) names.
            (7)   Setbacks from property lines; front, sides, rear.
            (8)   Location diagram and dimensions of all buildings on property.
            (9)   Curbs, cuts and driveway widths.
            (10)   Front entrances.
            (11)   Square footage of building.
            (12)   Proposed additions and dimensions.
         b.   A complete set of building plans, drawn to scale, including the following:
            (1)   Floor plan.
            (2)   Foundation plan.
            (3)   Two (2) building elevations (front and side).
            (4)   Typical building section or wall section, showing construction system.
            (5)   Multi-story houses will require floor framing plans, showing directions of joists and major supporting members.
            (6)   Houses with trusses or rafters in more than one direction will require a roof framing plan.
            (7)   Certifications are required for preengineered trusses.
      2.   Additions To Existing Structures:
         a.   Additions and/or remodel work will require all of the items listed for new construction except for building elevations.
         b.   Interior remodeling will not require plot plan for residential (but commercial construction does require floor plan if changed).
   C.   Inspections:
      1.   The building contractor or owner is responsible for notifying the building department when inspections are required; at least four (4) hours' notice is required prior to the inspection. Ordinance 425 codified herein supplements and does not replace any other existing ordinance.
      2.   For building information, zoning, and setbacks, contact with the building inspector can be made by contacting the city clerk at the Shoshone city hall or by telephone. Ordinance 425 codified herein does not affect existing structures or projects as of the effective date hereof.
   D.   Fee Computation: The following valuation data is adopted for fee computation. All other fees and computations are determined by the schedules and provisions of the uniform building code as adopted by the city and which are to be found in the city hall.
CONSTRUCTION RATES BY SQUARE FOOT
Building permit fee of $20.00 will be charged in addition to construction rates except for manufactured homes, modular homes and trailer homes.
Administration fee for manufactured homes, modular homes, and trailer homes will be based on $0.23 a square foot in addition to setup fees.
Basis for square feet is to figure construction rate for determining fee (example: 24 x 60 = 1,440 square feet x $63.00 = $90,720.00 value of home which would result in a fee of $824.75 plus $20.00 permit fee for a total of $844.75, not including refundable deposit).

   E.   Minimum Sizes: The minimum permissible building size, lot size, percent of structure coverage on any lot and other dimensions are fifty foot (50') street frontage and a minimum area of six thousand (6,000) square feet for any lot on which a home is constructed or is moved on as in the case of mobile homes of any size, manufactured homes and frame structures that are moved onto the lot from any other location. There may only be a maximum of thirty percent (30%) lot coverage for any structure or combination of structures placed on any lot. There is a minimum dwelling or home size of nine hundred (900) square feet. These requirements pertain to all residential zones.
