829.04 DEFINITIONS.
   As used in this Chapter:
   (a)   “Dwelling.” A building or roofed structure, consisting of one (1) or more rooms which are enclosed by one (1) or more walls, for the shelter, housing, residency, occupancy and/or for living or sleeping purposes of one (1) or more persons.
   (b)   “Dwelling Unit.” A structure consisting of one (1) or more rooms which are enclosed by one (1) or more walls, for the shelter, housing, residency, occupancy and/or for living or sleeping purposes of one (1) or more persons.
   (c)   “International Property Maintenance Code.” The latest edition formally adopted by the City and as it may have been amended in the City’s adopting ordinance.
   (d)   “Landlord.” An owner, lessor, sub-lessor, or grantor on an unrecorded article of agreement or land contract, or one who acts as an agent for the owner, lessor, sublessor, of any parcel of real estate located in the City of Sharon upon which a dwelling or dwelling unit is located and which said dwelling or dwelling unit is one that is occupied or will or may be offered or made available for occupancy by a person or persons other than the owner of the dwelling or dwelling unit. No governmental or municipal entity shall be considered a landlord for purposes of this Chapter and no person whose primary relationship with a tenant is that of a licensed health care provider shall be considered a landlord for purposes of this Chapter.
   (e)   “Person.” Any individual, partnership, association, firm, corporation, entity or estate.
   (f)   “Tenant.” A person who has a right to occupy or use or is occupying or using, a dwelling or dwelling unit owned by a person other than himself or a member of his or her immediate family, for a period exceeding twenty (20) days.
