§ 153.174 BUSINESS DISTRICTS.
   (A)   In all Business Districts, each business shall be permitted to have permanent outside signs. Signs permitted under this section shall be limited to those as described below:
      (1)   Each business shall be entitled to have one sign, which is mounted flush against its building or painted on the building. The depth of such a sign from a face to the building shall not exceed two feet. The area of such a flush mount or painted sign shall be limited to a total surface area equivalent to two square feet of sign area for each lineal foot of building width occupied by such enterprise, but in no event shall the sign exceed 500 square feet. Awnings shall be construed as part of the building to which they are attached and a sign may be mounted flush thereto. If the location of a business is on more than one public way, then a sign as provided in this section shall be permitted on the building facing each public way.
      (2)   Additionally, one freestanding sign structure shall be permitted for each buildable commercial lot in a B-2 Zone. Such freestanding signs shall not exceed three square feet for each lineal foot of lot frontage with a maximum of 300 square feet for any single sign. All such freestanding signs shall be set back a minimum of 25 feet from the front property line.
   (B)   The dimensions of any two-faced or multi-sided sign must be determined by measuring the surface area on one side of the sign. Free standing signs shall not exceed a height of 35 feet in B-2 Districts.
   (C)   All freestanding signs designed to face into a Residential District shall be located 50 feet or more from the Residential District.
   (D)   Neighborhood business developed in the B-2 Zone as a planned unit development may have one free-standing identification sign set back at least 25 feet from the front property line and presenting only the name of the shopping center, the businesses located therein, and the hours of business. Each such sign shall not exceed 72 square feet in area and not exceed a height of six feet.
   (E)   Real estate signs advertising the sale, rental or leasing of the premises, shall be permitted in any Business Zone provided that such signs shall not exceed 12 square feet in area and shall be displayed at least ten feet from all lot lines.
   (F)   Off-premise directional signs for business related activities as authorized under § 153.172(C) are permitted in this district. Off-premise directional non-profit signs are permitted in this district.
