§ 98.12 RECORDS REQUIRED.
   (A)   Every owner or operator of a licensed multiple family building or single-family rental dwelling shall keep, or cause to be kept, records of all information obtained by the owner or operator pursuant to the approved procedure for registering and accounting for all residents within such multiple family building or single-family rental dwelling and:
      (1)    All requests for repair and complaints by tenants or members of a tenants association and
      (2)   All corrections made in response to such requests and complaints.
   (B)   Every owner shall cause to be kept records itemizing all repairs, alterations and decorating expense in excess of $100 per expenditure for a period of three years after such expenditure. Such records shall be made available to the Village during normal business hours upon request of the Building Official.
   (C)   The foregoing records shall be made available by the owner or operator to the Building Official for inspection and copying upon request. Such records shall be admissible in any administrative or judicial proceeding pursuant to the provisions of this subchapter as prima facie evidence of a violation of this code.
