§ 120.16 CONSTRUCTION REQUIREMENTS.
   All buildings hereafter constructed, altered or remodeled for use as a motel or hotel shall comply fully with the applicable provisions of the Village building, fire, and zoning ordinances and in addition, the following requirements; in the event that a requirement conflicts with another requirement in this Code, the stricter requirement shall apply:
   (A)   All buildings constructed or remodeled or in which new or additional accommodations are created shall be built of fire-resistant materials. On buildings of more than one story construction, all enclosing walls and partitions shall be of construction providing fire resistance of not less than one hour. All exterior walls and partitions shall be of construction providing fire resistance for not less than two (2) hours. All motel units of more than one story construction shall provide exits, two (2) or more in number, on each floor. No building shall be used for a motel or hotel unless it is furnished with the number of exits and fire escapes required by the building ordinances of the Village for the construction of a new motel or hotel. It shall be unlawful to block or permit the blocking of any exit from any premises used for a motel or hotel.
   (B)   All motel units or guest rooms shall have at least fifty (50) square feet of floor area for each individual occupying the room and in no event shall any room have less than one hundred (100) square feet exclusive of the space required for toilet and closet space.
   (C)   Each room shall be equipped with a private bathroom consisting of a toilet, lavatory, shower stall or bath, all within a single enclosed area, and a separate closet space of not less than two (2) feet in width.
   (D)   The window area of motel units and guest rooms shall be sufficient to furnish adequate natural light. Twenty-five percent of the required window area shall be capable of being opened unless some other adequate means of ventilation is provided.
   (E)   The toilet room shall contain at least one window opening to the outside unless some other adequate means of ventilation is provided.
   (F)   All combustion-type room heaters shall be vented.
   (G)   If gas heaters are used, the gas heaters shall be approved by the American Gas Association or some other recognized testing laboratory that provides a follow-up inspection service; all heaters shall be equipped with an automatic shutoff which will operate at flame failure.
   (H)   An adequate supply of safe water shall be provided from a source which complies with the Village regulations governing the supply of water.
   (I)   All sewage and all other water-carried wastes shall be discharged into a Village sewer system. All sewage disposal systems shall comply with all local and state statutes, ordinances, regulations, and codes.
   (J)   Swimming pools shall be constructed and maintained in a manner which will not create any health or safety hazard and shall comply with all applicable Village and state statutes, ordinances, regulations, and codes.
   (K)   All mechanical equipment installed or used in connection with the motel or hotel, including, but not limited to, electrical, water, and sewer supplies and heating facilities shall be of such a standard as to provide a reasonable degree of health and safety safeguards for the occupants of the motel or hotel.
   (L)   No parking space shall be provided for motor vehicles within six (6) feet of any building or structure used for lodging accommodations in a motel or hotel, unless a wall facing the parking is constructed of fireproof materials and unless the windows in the wall of any space are equipped with reinforced fire-resistant glass.
   (M)   Submission of plans of the motel or hotel drawn by a licensed architect, showing proposed or existing locations of all buildings, rooms, toilets, types of heating, sewer connections, driveways, and other improvements.
