§ 16.27.040 DEVELOPMENT STANDARDS.
   (A)   Airport Operational Zone - KO. Airport operational facilities must be designed in accordance with the recommended standards of the Federal Aviation Administration document AC 150/5300-4A, Utility Airports, as minimum for Stage 1, basic utility airports except as amended below:
      (1)   Minimum land area: 25 acres
      (2)   Minimum runway length: 2,000 feet, with 2,450-foot maximum
      (3)   Dimensional standards and setbacks:
         (a)    Runway width: 45 feet
         (b)    Runway safety area width: 100 feet
         (c)    Landing strip length beyond runway end: 100 feet
         (d)   Taxiway width: 20 feet
         (e)    Runway centerline to taxiway centerline: 95 feet
         (f)    Runway centerline to property line: 150 feet
         (g)    Runway centerline to building restriction line, taxiway side, both sides: 100 feet
         (h)   Taxiway centerline to airplane tiedown area: 20 feet
         (i)   Taxiway centerline to fixed or movable obstruction: 50 feet
         (j)   Primary surface width: 200 feet
         (k)   Clear zone, width at start: 250
         (l)   Clear zone, runway end to start of clear zone: 200 feet
         (m)   Clear zone: 1,000 feet in length or 50 feet vertical clearance between terrain and approach surface
         (n)   Clear zone, width at end of clear zone: 450 feet
         (o)   Approach slope: 20 to 1
      (4)   Yards. All buildings must be set back from any property line fronting on or paralleling a dedicated street or frontage road a minimum of 15 feet.
      (5)   Maximum building height of structure: 35 feet.
      (6)   Lot coverage: All main buildings, accessory buildings, and structures for nonresidential uses must cover not more than 50% of the total building site including street or greenbelts. Residential structures and uses are not permitted in the KO zone.
      (7)   Parking. The provisions of Chapter 16.46 apply; except, that all open parking areas must have a minimum of 10% of its area devoted to permanently maintained landscape materials consisting of ground cover, shrubs, trees and other plant materials.
      (8)   Aviation fuel must be stored in aircraft tanks, in delivery units approved by the Fire Department, or in aviate fuel storage tanks reserved for such use, as approved by the Fire Department.
   (B)   Airport Safety Overlay Zone (KS).
      (1)   KS-IS Inner Safety Subzone.
         (a)   Buildings and structures are prohibited in the KS-IS zone.
      (2)   KS-OS Outer Safety Subzone.
         (a)   Lot coverage: All main buildings, accessory buildings and structures must cover not more than 25% of the total building site including any streets or greenbelts.
         (b)   Maximum building height of structure: 35 feet.
   (C)   Airport-Influenced Overlay Zone (KI).
      (1)   Lot coverage.
         (a)   Nonresidential uses: All main buildings, accessory buildings, and structures for nonresidential uses must cover not more than 50% of the total building site including street or greenbelts.
         (b)   Residential uses: All main buildings, accessory buildings, and structures for residential uses must cover not more than 25% of the total building site, including streets or greenbelts.
      (3)   Maximum building height of structure: 35 feet.
