§ 16.23.030 DEVELOPMENT STANDARDS.
   (A)   The development standards applicable to the zone adjoining any property zoned Institutional/Civic will apply to that Institutional/Civic-zoned property. Where more than one zone adjoins the Institutional/Civic-zoned property and the requirements of adjoining properties are different, the standards of the adjoining zones will be averaged to determine the applicable standards for the Institutional/Civic property.
   (B)   Along any property line of a parcel in the Institutional/Civic zone which adjoins a residential zone, a solid masonry wall not less than six feet high must be built and maintained at such property line. The required wall may be replaced by suitable landscaping of a screening nature, approved by the Planning Director, which must be continuously maintained to achieve the desired screening effect.
   (C)   All mechanical and electrical equipment, including duct work and piping, whether located at ground or rooftop level, must be screened from the view of an adjacent property or public right- of-way in a manner which is reasonably compatible and harmonious with the architectural style and detail of the building and must be located in a position satisfactory to the Fire Marshal and Planning Director or their designees.
   (D)   Outdoor storage of materials, products, and equipment, and any other outdoor use must be screened on all sides from view of adjacent properties and public rights-of-way, as directed by the Planning Director.
