Any existing use or structure which does not conform to the regulations of this chapter or to any subsequent amendments thereto, but which was in conformance with all ordinances and laws or which was a legal nonconforming use on the effective date of this chapter or any subsequent amendment, shall be classified as nonconforming. A nonconforming building or a nonconforming portion of a building shall be deemed to constitute a nonconforming use of the land upon which it is located. However, only that portion of the property actually utilized for the nonconforming use shall be subject to the regulations of this chapter. Any legally existing use or structure on the effective date of this chapter or any subsequent amendment thereto which is listed as a conditional use in the zone in which it is located shall be classified as a nonconforming use and shall remain a nonconforming use until a conditional use permit has been obtained pursuant to the provisions of this chapter.
