Any portion of a single-family dwelling that is in excess of one story shall maintain side yard setbacks of ten feet from each side property line. Cornices and eaves may extend into the required side yard for a distance not to exceed 18 inches. No other miscellaneous encroachments such as chimneys, bay windows or any other architectural features are permitted, except in a side yard of eight feet or more, in which case an encroachment of a maximum of 18 inches is allowed.
