§ 150.17 MAINTENANCE.
   (A)   Applicability. Commercial and industrial buildings are subject to the following requirements.
   (B)   General. All commercial and industrial buildings, whether occupied or unoccupied shall be in compliance with the city’s property maintenance regulations as set forth in Chapter 152 of this code of ordinances.
   (C)   Windows and doors. Any broken or cracked windows on a commercial or industrial building shall be immediately repaired or replaced. Windows shall not be boarded up. Abandoned buildings are not subject to these requirements, but all window and door openings must be secured from unauthorized entry. Window and door openings on abandoned commercial or industrial buildings may be boarded up.
   (D)   Signs. When a business or service is discontinued in a commercial or industrial building, all signs relating to such business or service shall be removed within 20 days from the date of discontinuance. Any sign face that is removed must be replaced with a neutral color blank face plate. Abandoned buildings are not subject to these requirements.
   (E)   Additional requirements for abandoned commercial and industrial buildings. The following additional requirements apply to abandoned commercial and industrial buildings.
      (1)   “No trespassing” signs must be posted on the building.
      (2)   Liability insurance must be maintained on the building and if requested, the city must be furnished with a copy of the certificate of insurance.
      (3)   The city must be provided with the name, address and telephone number of a responsible person who can be contacted in case of an emergency. The name and contact number of the responsible person must also be marked on the front of the building.
