11-9-6:    FILING CONDOMINIUM INSTRUMENTS:
   A.   Prior to recording a declaration with the Cook County Recorder of Deeds pursuant to the act, the declarant shall file the following documents with the Village:
      1.   The proposed condominium instruments, including the declaration, bylaws and plat.
      2.   A report prepared by an independent, licensed architect or engineer describing the items specified in subsection 11-9-7C4 of this chapter.
   B.   Where a declarant has filed with the Village a notice of intent or other condominium instruments for a building that the Village has determined or subsequently determines in its condominium code assessment report not to be in compliance with all applicable Building, Zoning and Housing Codes, the declarant or developer shall also file the following information within thirty (30) days after the receipt of the condominium code assessment report by the declarant or developer:
      1.   A verified statement showing the estimated cost and time of completion of the work necessary to correct each Code violation on such report and the source of such estimate.
      2.   Satisfactory evidence of sufficient funds to cover all the costs in subsection B1 of this section without the use of any purchaser funds.
   C.   In addition to the requirements of this section, the declarant must file with the Village Clerk an exact copy of all condominium instruments recorded with the Cook County Recorder of Deeds within ten (10) days after recording said instruments.
