The following uses of land or buildings listed below are allowed in the district indicated hereinafter under the conditions specified in this chapter.
(A) Uses lawfully established on the effective date hereof;
(B) Permitted uses as designated in the regulations for each district; and
(C) Special uses as designated in the regulations for each district.
