§ 32.111 STATUTORY AUTHORITY.
   The Zoning Board of Appeals shall comply with and be subject to the provisions IC 36-7-4-900 et seq, including, but not limited to the following express duties:
   (A)   Hear and determine all special exceptions to the terms of the zoning ordinance;
   (B)   Hear and determine appeals from and review any order, requirement, decision or determination made by an administrative official or board charged with the enforcement of a zoning ordinance. The Board may, on appeal, reverse, affirm or modify the order, requirement, decision or determination. The Board has all the powers of the official or board from which the appeal is taken.
   (C)   Authorize exceptions to the district regulations only in the cases of cases or in particular situations as specified in the zoning ordinance.
   (D)   Authorized on appeal in specified cases the variance from the terms of the zoning ordinance as will not be contrary to the public where, owing to special conditions, a literal enforcement of the zoning ordinance will result in unnecessary hardship and so that the spirit of the zoning ordinance shall be observed and substantial justice done.
