§ 165.181 EFFECT ON LAND USES.
   (A)   All permitted uses in the base zoning district are permitted as such in the TCO District until which time it is redeveloped as described below. All special exception uses permitted in the base zoning district are allowed as such in the TCO District until which time it is redeveloped as described below.
   (B)   The act of assembling land and applying for redevelopment, and meeting the prerequisites for redevelopment within the TCO District shall trigger the loss of some permitted and special exception uses and gaining of others. The full and completed list of permitted uses and special exception uses are described below.
      (1)   Commercial permitted uses.
         (a)   Barber/beauty shop;
         (b)   Coffee shop;
         (c)   Day care;
         (d)   Delicatessen;
         (e)   Health spa/day spa;
         (f)   Ice cream shop;
         (g)   Office, design services;
         (h)   Office, general services;
         (i)   Office, medical services;
         (j)   Photography studio;
         (k)   Retail (Type 1), very low intensity;
         (l)   Retail (Type 2), low intensity; and
         (m)   Studio arts.
      (2)   Institutional permitted uses.
         (a)   Community center;
         (b)   Government office;
         (c)   Library; and
         (d)   Post office.
      (3)   Commercial special exception uses.
         (a)   Restaurant; and
         (b)   Retail (Type 3), medium intensity.
