§ 153.22  EXCEPTIONS AND WAIVERS.
   The Land Use Administrator may waive the site plan approval requirement based on a determination that: the proposed use or development will not involve an increase in the intensity of the existing use with respect to entrances, drives, parking, or impact on neighboring lands or uses; and additions to existing structures or uses will not exceed 2,500 square feet or a 25% increase in the gross floor area of the structures or use.
