(a) The following dwellings are exempt from the requirements of this chapter:
(1) Owner-occupied, single-family dwellings;
(2) Owner-occupied multi-family dwellings if the total number of occupants is equal to or less than ten (10) persons.
(3) Hotels and motels without continuous occupancy by the same tenant for more than thirty (30) days;
(4) Bed and breakfast inns without continuous occupancy by the same tenant for more than thirty (30) days;
(5) Nursing homes or residential care facilities as defined by R.C. § 3721.01.
(b) Any rental dwelling unit that has been registered with the county of record pursuant to R.C. Chapter 5323 shall be exempt from the provisions of Section 1397.06 if the agent identified on the county registration has registered an address for service of process within twenty-five (25) miles of the City of Reynoldsburg.
