(a) No structure shall be constructed, erected, added to, altered, repaired, moved, demolished or razed or excavation made or commenced or any site preparation or work commenced within the City of Reminderville except after issuance of a permit therefor by the municipality.
(b) Such permit must be obtained and the appropriate fee(s) paid within forty-five (45) days after the application and plans are filed with the Building Department. Residents sixty-five (65) years and older shall obtain permits, however, shall be exempt from fees as designated by the senior citizen exemption.
(c) The Building Inspector shall examine or cause to be examined every application for a permit and shall issue no permit until the plans, statements and other documents are found to be in conformity with all Building and Zoning Codes, Standards, Rules and Regulations or any other ordinances applicable thereto.
(d) Any permit issued hereunder for constructing, erecting, adding to, altering, repairing, moving, demolishing, razing, excavating or any site preparation or work contemplated hereunder shall become null and void if the work for which the permit is issued is not completed within three months from its issuance.
(e) In addition to any fees collected for a permit issued hereunder for constructing, erecting, adding to, altering, repairing, moving, demolishing, razing, excavating or any site preparation an additional five percent (5%) fee shall be collected by the City of Reminderville to be used exclusively for the operating costs of the Department of Building and Zoning and continuing education programs to maintain residential and non-residential certification as a building department by the State of Ohio, Department of Commerce, Board of Building Standards.
