11-2-9: EXPIRATION OF TENTATIVE MAP APPROVAL:
   A.   Except as provided in subsection 11-2-8A or B of this chapter, the approval or conditional approval of a tentative map shall expire twenty four (24) months after the date of approval by the planning commission or, if applicable, the city council.
   B.   If multiple final maps are to be filed for the subdivision pursuant to the subdivision map act, and if the subdivider is required to spend more than one hundred twenty five thousand dollars ($125,000.00) or any greater amount pursuant to section 66452.6 of the subdivision map act to construct, improve, or finance the construction of public improvements outside the property boundaries of the tentative map, excluding improvements of public rights of way which abut the property to be subdivided and which are reasonably related to the development of the property, each filing of a final map shall extend the expiration of the approved or conditionally approved tentative map by thirty six (36) months from the date of its expiration, or the date of the previously filed final map, whichever is later, but in no event more than ten (10) years from such approval or conditional approval.
   C.   The period of time specified in subsection 11-2-8A or B of this chapter, including any extension granted pursuant to this section, shall not include any time during which a development moratorium, imposed after approval or conditional approval of the tentative map, is in effect. However, the length of the moratorium shall not exceed five (5) years.
   D.   Expiration of an approved or conditionally approved tentative map shall terminate all proceedings, and no final map or all or any portion of real property included within the tentative map shall be filed without first processing a new tentative map application. (Ord. 2000-05, 4-25-2000)
