(A) Building, mechanical, electrical, plumbing, sign, demolition, grading, mobile home installation and occupancy applications for which no permit is issued within 180 days following the date of application shall expire by limitation, and plans and other information submitted for review may thereafter be returned to the applicant or discarded by the Community Development Director or designee (authorized officer, agent and/or official).
(B) The Community Development Director or designee (authorized officer, agent and/or official) may extend the time for action by the applicant of an unexpired application upon receiving a written request from the applicant. In order to renew action on an application after expiration, the applicant shall resubmit plans if the project plans are not on file with the city and pay a new plan review fee. The plan review fee may be increased, reduced or waived by the Community Development Director or designee (authorized officer, agent and/or official) if the cost of processing the new application and issuing the permit is greater or less than the plan check review fee established herein.
(C) When construction or physical development is started without a permit or written approval from the Community Development Director or designee, any permit application thereafter made shall expire ten city working days after the city transmits notice to the applicant stating the plans have been checked. The Community Development Director or designee (authorized officer, agent and/or official) may grant an extension to the permit application expiration if a request is submitted in writing.
