Where uncertainty exists with respect to the boundaries of any of the aforesaid districts as shown on the zoning map, the following rules shall apply.
(A) Where boundaries approximately follow streets, highways, or alleys. District boundaries indicated as approximately following centerlines of streets, highways, or alleys shall be construed to follow the centerlines.
(B) Where boundaries approximately follow platted lot lines. District boundaries indicated as approximately following platted lot lines shall be construed as following the lot lines.
(C) Where boundaries approximately follow city limits. District boundaries indicated as approximately following city limits shall be construed as following the city limits.
(D) Annexation; removal of territory from city.
(1) In the event of annexation of new areas to the city, the areas shall retain the same zoning district classification as designated under the Raton/Colfax County Extraterritorial Zoning Ordinance, unless otherwise classified at the time of annexation.
(2) In the event the territory proposed for annexation is not designated under the extraterritorial zoning ordinance, the zoning district classification shall be established at the time of annexation. In case of changes in the city limits removing territory from the city, district boundaries shall be construed as moving with the city limits.
(E) Where boundaries follow railroad lines. District boundaries indicated as following railroad lines shall be midway between the main tracks.
(F) Where boundaries follow stream beds, other bodies of water, or drainageways. District boundaries indicated as following centerlines of stream beds, other bodies of water, or drainageways shall be construed to follow the centerlines.
(G) Where boundaries approximately parallel or are extensions of features indicated in divisions (A) through (F) above shall be so construed and at the distance therefrom as indicated on the official zoning map. Distances not specifically indicated on the official zoning map shall be determined by the scale of the map.
(H) City Commission to interpret boundaries in cases of variance between actual features and zoning map. Where natural or manmade features actually existing are at variance with those shown on the official zoning map or in other circumstances not covered by divisions (A) through (F) above, the City Commission shall interpret the district boundaries.
(I) District boundaries dividing a lot. Where a district boundary divides a lot which was in single ownership at the time of passage of these regulations, the City Commission may, as a special exception, permit the extension of the regulations for either portion of the lot not to exceed 100 feet beyond the district boundary line into the remaining portion of the lot.
(J) Vacation of streets and alleys. Whenever any street or alley is vacated in the manner authorized by law, the zoning district adjoining on either side of the street or alley shall be automatically extended to the center of the vacation.
