§ 155.05 MOBILE HOME PARK PLAN.
   (A)   Before application for a mobile home park permit is approved, the developer shall submit to the Planning Commission an overall development plan showing proposed land uses for the entire area defined in the mobile home park application. The plan shall be in conformance with the requirements of Chapter 156.
   (B)   The proposed mobile home park shall comprise a minimum site of 2 acres.
   (C)   The plan shall delineate adequate open space and park area in accordance with the minimum requirements of 5 acres per 1,000 residents.
   (D)   The mobile home park shall be located on a well-drained site properly graded to ensure rapid drainage of the site.
   (E)   The mobile home park shall provide spaces that are well defined and delineated. Minimum lot size per mobile home unit shall be 4,000 square feet.
   (F)   Each mobile home space shall provide a mobile home stand of concrete footing. Stand and space shall be graded to provide adequate storm drainage away from the mobile home unit.
   (G)   A maximum of 8 mobile home spaces per gross acre shall be allowed in any mobile home park.
   (H)   Mobile homes shall be so located on each space that there shall be at least a 20 foot clearance between mobile homes; provided, however, that with respect to mobile homes parked end-to-end, the end-to-end clearance may not be less than 20 feet. No mobile home shall be located closer than 10 feet to any building within the park or to property line of the park which does not abut upon a public street or highway. No mobile home shall be located closer than 25 feet to any property line of the park abutting upon a public street or highway, or the other distance as may be established by ordinance or regulation as a front yard of setback requirement with respect to conventional buildings in the district in which the mobile home is located.
   (I)   Each mobile home space shall be provided with 2 off-street parking spaces, which shall be paved or covered with crushed stone or other suitable material.
   (J)   Walkways not less than 35 inches in width shall be provided from all mobile home spaces to all service buildings.
   (K)   All driveways and walkways within the mobile home park shall be graveled and well lighted at night. For parks with or projecting more than 30 mobile home spaces, paved walks, and roadways shall be required.
   (L)   Within the park, all private local streets shall have a minimum gravel base of 24 feet width. Private collector streets shall have a minimum gravel base of 30 feet width. All public streets shall observe right-of-way requirements and subdivision design standards set forth in the City of Raton Land Subdivision Regulations.
   (M)   The perimeter of the park shall be landscaped to blend as closely as possible with the surrounding land contours and vegetation, and to provide adequate screening from adjacent properties or developments.
   (N)   No sign intended to be read from off the premises and no more than 3 signs shall be permitted.
