§ 152.36 ACCESSORY BUILDINGS AND STRUCTURES.
   (A)   The following restrictions apply to accessory buildings and structures for all residential uses:
      (1)   All accessory buildings or structures shall be located to the rear of the principal building line and shall be located in the side yard or rear yard.
      (2)   No accessory building or structure shall exceed the height of the principal structure or an average grade to peak height of 17 feet, whichever is greater.
      (3)   Any accessory building or structure that requires a building permit under the Uniform Building Code or this Code shall be subject to the building permit application process.
      (4)   A detached garage shall be no larger than 1,500 square feet and shall have exterior finish and roofing materials that are aesthetically compatible with the principal structure on the lot.
      (5)   Accessory buildings or structures shall occupy no more than 30% of the rear yard.
      (6)   Any accessory building or structure that is located 6 feet or less from the principal structure shall be considered an integral part of the principal structure for purposes of the Fire Code.
      (7)   Accessory building setback requirements.
         (a)   Side yards. 10 feet.
         (b)   Rear yards. 5 feet.
         (c)   Perimeter easement. 5 feet.
         (d)   Corner lots. 25 feet from the adjacent street, but in no case less than the setback of an adjacent lot which has its front yard on the same street.
