§ 150.15 BUILDING CODE.
   (A)   Adoption of International Building Code.
      (1)   A certain document, three copies of which are on file in the office of the Town Clerk, being marked and designated as the International Building Code 2018 edition, including Appendices C, I and J, as published by the International Code Council, be and is hereby adopted as the Building Code of the town for regulating and governing the conditions and maintenance of all property, buildings and structures; by providing the standards for supplied utilities and facilities and other physical things and conditions essential to ensure that structures are safe, sanitary and fit for occupation and use and the condemnation of buildings and structures unfit for human occupancy and use and the demolition of such structures as herein provided; providing for the issuance of permits and collection of fees therefor; and each and all of the regulation, provisions, penalties, conditions and terms of said Building Code on file in the town are hereby, adopted and made a part hereof, as fully set out in this section, with the additions, insertion, deletions and changes, if any, prescribed in division (A)(2) below.
      (2)   The following sections are hereby revised:
         (a)   Section 101.1. Insert: Town of Quartzsite;
         (b)   Section 1612.3. Insert: Town of Quartzsite;
         (c)   Section 1612.3. Insert: March 10, 2005; and
         (d)   Section 3410.2. Insert: March 10, 2005.
   (B)   Conformance with Zoning Ordinance. Whenever a building permit is issued to any person or entity and a building inspection performed, such building must conform to the provisions of the Zoning Ordinance of the town in addition to the provisions of this section.
   (C)   Adoption of construction standards. The certain document known as “Town of Quartzsite Construction Standards” is hereby adopted and made a part of this chapter the same as though said document were specifically set forth in full herein and at least three copies of the said document shall be filed in the office of the Clerk and kept available for public use and inspection.
