   (2)   The required minimum total area for commercial industrial uses shall be necessary to meet the stipulated yard setback and all parking, loading, buffer or other space requirements set forth in this chapter pertaining to the subject areas.
   (3)   There shall be two side yards for buildings not exceeding 30 feet in height, each yard having a width of not less than 15 feet. For buildings exceeding 30 feet in height, there shall be two side yards, each yard having a width of 15 feet plus one foot for each foot of building height in excess of 30 feet.
   (4)   Refer to the performance standards in § 155.194.
   (5)   Refer to § 155.193, screening, landscaping, lighting, storage and outdoor displays.
