(A) Street design standards. Streets shall conform to the following street design standards.
Arterial | Collector Street | Local Street | Frontage Road or Service Access Street | Alley* | |
Rights-of-way | As specified by City Engineer | 66 feet | 60 feet | 40 feet | 20 feet |
Surface width or face-to-face curb | As specified by City Engineer | 44 feet | 36 feet | 26 feet | 16 feet |
Minimum horizontal curve radii | 500 feet | 300 feet | 100 feet | 100 feet | 50 feet |
Minimum tangent between curves | 200 feet | 100 feet | 50 feet | 50 feet | 50 feet |
Minimum Grade | 0.4% | 0.4% | 0.4% | 0.4% | 0.4% |
Maximum grade | 6% | 8% | 10%** | 10%** | 10%** |
Notes:
*Not recommended
**Special topography conditions (100 feet or less in length): 12%
(B) Street intersections. Insofar as practical, streets shall intersect at right angles. In no case shall the angle formed by the intersection of two streets be less than 75°. Intersections having more than four corners shall be prohibited. Adequate land for future intersection and interchange construction needs shall be dedicated.
(C) Street jogs. Street jogs with centerline offsets of less than 100 feet shall be avoided for local streets.
(D) Local streets. Minor streets shall be laid out so that their use by through traffic is discouraged.
(E) Culs-de-sac. The maximum length of a street terminating in a cul-de-sac shall be 500 feet, measured from the centerline of the street of origin to the end of the cul-de-sac right-of-way.
(F) Access to arterial streets. In the case where a proposed plat is adjacent to a limited access highway (arterial), there shall be no direct vehicular or pedestrian access from individual lots to highways. As a general requirement, access arterials shall be at intervals of not less than ¼ mile and through existing and established cross roads where possible.
(G) Half streets. Half streets shall be prohibited, except where it will be practical to require the dedication of the other half when the adjoining property is subdivided, in which case the dedication of a half street may be permitted. The probable length of time elapsing before dedication of the remainder shall be considered in this decision.
(H) Hardship to owners of adjoining property. The street arrangements shall not be such as to cause hardship to owners of adjoining property in platting their own land and providing convenient access to it.
