(A) Limited to land within city limits. The rules and regulations governing plats and subdivision of land contained herein shall apply to all land within the city limits. Except in the case of resubdivision, this chapter shall not apply to any lot or lots forming a part of a subdivision recorded in the office of the County Recorder prior to the effective date of this chapter. Where this chapter conflicts with any other city or state ordinances, the most strict provisions of those ordinances shall prevail.
(B) Subdivision platting procedure required. Developers of any parcels shall be required to conform to the platting procedures described herein it they meet any of the following provisions.
(1) The resultant parcel is less than five acres in area and less than 300 feet in width.
(2) The resultant parcel requires a new street or road.
(C) Unplatted subdivisions. The platting of a subdivision is optional only when all the following conditions are met.
(1) The resultant parcel is at least five acres in area and at least 300 feet in width.
(2) No new roads are required to serve the resultant parcel.
(3) Five or fewer parcels are being created as a result of the proposed subdivision.
