11-10-2: INTENT:
   A.   It is the intent of the PUD district to:
      1.   Encourage unified design of housing, commercial, industrial areas, institutional areas, public facilities, open space and recreation areas, and/or combinations thereof, to provide for integrated developments having harmony of design and variety of function while maintaining appropriate limitation on the character and intensity of use, assuring compatibility with adjoining and proximate properties.
      2.   Permit flexibility within the development to maximize the unique physical features of the particular site and a pattern of development that preserves trees, outstanding natural topography, and geologic features, and prevents soil erosion.
      3.   Provide for a creative approach to the use of land and related physical development and provide greater flexibility in the design of buildings, yards, courts, and circulation that would not otherwise be possible through the strict application of district regulations.
      4.   Encourage efficient use of land and facilities resulting in smaller networks of utilities and streets and thereby lower housing costs.
      5.   Achieve a continuity of function and design within the development and to encourage diversified living environments.
      6.   Provide a vehicle for negotiating modifications in standard development requirements in order to both encourage innovative development and protect the health, safety, and welfare of the community.
      7.   Maximize the types of environment and living units available to the public.
   B.   The PUD district is designed to provide for small and large scale development incorporating a single type or variety of residential and related nonresidential uses that are planned and developed as a unit. (Ord. 612, 8-5-2002)
