§ 160.096 AREA REGULATIONS.
   (A)   Mobile homes parks.
      (1)   Every mobile home park will be located on a well-drained site and will be properly graded so as to prevent the accumulation of storm or casual waters.
      (2)   Homes will be placed within the mobile home park with not less than 40 feet between each home.
      (3)   Homes will be placed not closer than 15 feet from a mobile home park property line.
      (4)   All streets within a mobile home park will be a minimum of 22 feet in width, having a paved surface minimum base depth of not less than six inches, and a pavement surface thickness not less than one and one-half inches.
      (5)   All homes will abut a street located within a mobile home park.
      (6)   All lots will have not less than two spaces for parking of motor vehicles with such spaces located off a mobile home park street serving the lots.
      (7)   Every home will be tied with an anchoring system meeting the requirements of the Texas Department of Housing and Community Affairs, Manufactured Housing Division, and will otherwise comply with all federal and state law concerning mobile homes and HUD-Code manufactured homes.
      (8)   Every home within the mobile home park will have a stoop, porch, patio, steps or deck at each entrance to the home.
      (9)   Every lot will have its own water meter and electric meter or will be served by a master meter owned by the respective service provider.
      (10)   The floor level of a home will be not less than 18 inches above ground level.
      (11)   Electrical supply for each home will be a minimum of a 200 amperes, 120-220 volt single phase electrical system.
      (12)   Only one home will be placed on a lot within a mobile home park.
      (13)   No recreational vehicle will be permitted within a mobile home park.
      (14)   Only one storage building will be permitted per lot within a mobile home park and the floor area of the storage building will not exceed 100 square feet.
   (B)   Recreational vehicle parks.
      (1)   A recreational vehicle park will consist of a land area not less than two acres.
      (2)   Vehicle spaces in a recreational vehicle park will not exceed 15 vehicles per acre.
      (3)   Parking and storage of trucks exceeding two-ton capacity and all construction-type equipment are prohibited in a recreational vehicle park, with the exception of a truck used to pull a recreational vehicle.
      (4)   No home occupation will be conducted within a recreational vehicle park.
      (5)   Every recreational vehicle space will consist of an area not less than 1,200 square feet that will provide adequate area for one recreational vehicle and one off-street parking space for a motor vehicle other than a recreational vehicle.
      (6)   No structural addition to a recreational vehicle will be permitted.
      (7)   An enclosed area for refuse containers will be provided within every recreational vehicle park.
      (8)   Utility services, including water, electrical, and sewer will be provided. Electrical service provided will be a minimum of 100 amperes, 120-220 volt single phase.
      (9)   Every recreational vehicle park will be provided with means of lighting the park at night which shall be kept lighted during the time from one-half hour after sunset until one-half hour before sunrise.
      (10)   All streets within a recreational vehicle park will be not less than 20 feet in width having a paved surface with a minimum base depth of not less than six inches, and a pavement surface thickness not less than one and one-half inches.
      (11)   A commercial store with a contiguous parking area designed to serve the needs of travelers patronizing a recreational vehicle park is permitted provided the area of the store and contiguous parking area do not exceed 5% of the total area of a recreational vehicle park.
