§ 160.032 AREA REGULATIONS.
   (A)   Front yard.
      (1)   There shall be a front yard having a minimum depth of 15 feet from the lot line.
      (2)   Where dwelling lot(s) have double frontage, the required front yard shall be provided on both streets.
   (B)   Side yard. There shall be a side yard on each side of the lot having a clear width of not less than five feet, including cornices, porches, stairways, carports and the like. Eaves may overhang the structure but not to exceed one and one-half feet into the side yard. For the construction of boat houses, and other similar related construction, except for boat docks, there shall be a side setback on each side of the lot having a clear width of not less than three feet, including cornices, porches, stairways and eaves. The side yard adjacent to a street shall not be less than ten feet, provided that the buildable width of a lot of record shall not be reduced to less than 35 feet.
   (C)   Rear yard.
      (1)   There shall be a rear yard having a depth of not less than 20 feet from the dwelling to the rear lot line.
      (2)   Where canals, bay front and yacht basins occur at rear of lots, buildings may extend to the seawall, but no further.
   (D)   Area of lot and building.
      (1)   Minimum area. The minimum area of a lot shall be 6,000 square feet, or as recorded in the Official Records of the county as of August 23, 1982, except as set forth in division (E) below. However, no dwelling structure shall be constructed on a lot less than 4,000 square feet.
      (2)   Width of lot. The minimum width of a lot shall be 50 feet, except as set forth in division (E) below.
      (3)   Depth of lot. The minimum depth of a lot shall be 120 feet, except as set forth in division (E) below.
      (4)   Area of building. The minimum area of a dwelling structure shall be 900 square feet.
   (E)   Lots less than 6,000 square feet.
      (1)   Subdivisions recorded prior to August 23, 1982, with a lot or lots containing less than 6,000 square feet of lot area but having at least 4,000 square feet may have a single-family residence constructed on the lot provided that the minimum dwelling area, and off-street parking requirements are met, as set forth in the zoning district, and the front yard setback shall be not less than 15 feet, the rear yard setback (where required) shall be no less than 20 feet, the side yard adjacent to a street shall be not less than seven feet, and the side yard adjacent to neighboring property shall not be less than five feet.
      (2)   There shall be a 25-foot height limit for buildings on lots less than 6,000 square feet.
