1274.07   GENERAL BUSINESS DISTRICT.
   (a)   Landscaped Open Space.  Twenty percent of the square footage of each site shall be used for landscaped open space.  This may include the front setback and the landscaped islands in the parking area.
   (b)   Front Lot Line Setback.  Fifteen feet from the curb.  All parking is prohibited on the front setback.  There shall be shade trees two and one-half inches in diameter planted every forty feet at least ten feet from the curb or street edge.
   (c)   Height.  Three stories or thirty-five feet.
   (d)   Side Lot Line Setback.  None.
   (e)   Corner Lots.  Corner lots shall have setbacks of ten feet.  There shall be shade trees two and one-half inches in diameter planted every forty feet at least ten feet from the curb or street edge.  Where commercial property faces residential uses across the street, screening of evergreen hedge or dense planting of evergreen shrubs, not less than four feet in height at the time of planting, and/or opaque fencing of either brick or wood, but excluding concrete block, shall be provided and maintained by the commercial property owner along the property line facing the residential area.  Fencing shall be four feet in height.
   (f)   Rear Lot Line Setback.  Forty feet, twenty feet of which shall be a buffer strip with opaque screening of evergreen hedge or dense planting of evergreen shrubs, not less than four feet in height at the time of planting, and/or opaque fencing of either brick or wood, but excluding concrete block, provided and maintained by the commercial property owner in a neat and clean condition.
