(a) Landscaped Open Space. Twenty percent of the square footage of each site shall be used for landscaped open space. This may include the front setback, the landscaped islands in the parking area and the rear lot setback.
(b) Front Lot Line Setback. Fifteen feet. All parking is prohibited on the front setback. There shall be shade trees at least two and one-half inches in diameter planted every forty feet at least ten feet from the curb.
(c) Height. Three stories or thirty-five feet, maximum.
(d) Side Lot Line Setback. None, unless the use abuts a Residential District, in which case the setback shall be ten feet with screening along the property line, maintained in a healthy and clean condition by the commercial property owner.
(e) Corner Lots. Corner lots shall have side setbacks of ten feet. There shall be shade trees two and one-half inches in diameter every forty feet at least ten feet from the curb or street edge. where commercial property faces residential uses across the street, screening of evergreen hedge or dense planting of evergreen shrubs, not less than four feet in height at the time of planting, shall be provided and maintained by the commercial property owner along the property line facing the residential use.
(f) Rear Lot Line Setback. Forty feet, twenty feet of which shall be a buffer strip with opaque screening of dense evergreen planting, not less than four feet in height at the time of planting, and/or opaque fencing of either brick or wood, but excluding concrete block, at least six feet in height when installed, and placed along the rear lot line. It shall be maintained in a neat and clean condition by the commercial property owner.
