1274.04   HISTORIC COMMERCIAL DISTRICT.
   (a)   Density.  For any constructions or additions occurring after the passage of this section, not more than sixty percent of any lot shall be occupied by principal and accessory buildings.
   (b)   Landscaped Open Space.  Twenty percent of the square footage of each site shall be used for landscaped open space, of which fifteen percent of each site over 5,000 square feet shall be reserved for a landscaped public space that is easily accessible to the users and occupants of the site and adjoining sites, free from vehicular traffic and easily accessible by paved walkways from this site and neighboring sites.  The open space shall be maintained in a healthy and clean condition by the commercial property owner.
   (c)   Front Lot Line Setback.  A minimum distance of five feet, and a maximum Distance of ten feet, from the public right-of-way.  All parking is prohibited in the front yard.  There shall be shade trees at least two and one-half inches in diameter planted every forty feet at least ten feet from the curb.
   (d)   Height.  Two and one-half stories or thirty-five feet.
   (e)   Side Lot Line Setback.  The sum of the side lot line setbacks shall be fifteen feet, with one being a minimum of five feet, for construction and additions after the date of passage of this section.  Any side lot line setback that adjoins a Residential district shall have a side yard of ten feet, and there shall be screening on the property line, maintained in a healthy and clean condition by the property owner.
   (f)   Rear Lot Line Setback.  Twelve feet, free from both principal and accessory buildings, for all constructions and additions made after the date of passage of this section.  For any use abutting any Residential District, there shall be a rear lot line setback of twenty-five feet minimum depth and screening placed and maintained by the commercial property owner along the property line.
