(a) Density. Not more than thirty percent of any lot shall be occupied by principal buildings.
(b) Landscaped Open Space. Thirty percent of the square footage of each site shall be used for landscaped open space, of which twenty percent shall be in an area protected visually and physically by screening from automobile traffic and easily accessible to the residents of the area. This protected area shall contain no more than one of the setback margins. The open space shall be properly maintained in a neat and clean condition by the owner of the property.
(c) Front Lot Line Setback. Twenty-five feet. All parking is prohibited in the front yard. Shade trees twelve feet high planted every forty feet at least ten feet from the street surface shall be planted and maintained by the property owner.
(d) Height. Thirty-five feet or three stories.
(e) Side Lot Line Setback. The sum of the side lot line setback shall be twenty-five feet with no one side setback less than ten feet. Side setbacks shall not be used for parking.
(f) Rear Lot Line Setback. All row houses shall have a thirty-foot rear setback line. Properties abutting Residential District One property shall have a twenty-five foot rear lot line setback. All other rear lot line setbacks within the District shall have twenty-foot rear lot line setbacks.
(g) Dwelling Unit Size. In multifamily housing, there shall be a minimum of 600 square feet for a one bedroom unit and 150 square feet of living space per additional bedroom. There shall be a minimum of 600 square feet of floor area per family in each single-family and two-family dwelling unit.
(h) Corner Lots. For each corner lot there shall be a front lot line determined by the Board of Zoning Appeals, and the other lot lines dividing the lot from any public rights-of-way shall be considered side lot lines.
