1274.02   RESIDENTIAL DISTRICT ONE.
   (a)   Density.  For any constructions or additions occurring after the passage of this section, not more than thirty percent of a lot shall be occupied by the principal and accessory buildings combined.
   (b)   Height.  No building shall exceed thirty-five feet or two and one-half stories.
   (c)   Front Lot Line Setback.  Forty feet for streets laid out or extended after the passage of this section.  For presently existing streets, the front lot line setback shall be established from the average front setback line of the existing buildings of similar use, within 500 feet on each side of the proposed construction.  In case of doubt, the Board of Zoning Appeals is authorized to determine the front setback line.  In front of this line there shall be neither principal nor accessory buildings, except open porches and stoops.
   (d)   Side Lot Line Setback.  The sum of the side lot line setbacks shall be fifteen feet, with one being a minimum of five feet, for constructions and additions made after the date of passage of this section.  However, for lots platted before October 15, 1957, which are forty feet or less in width, the minimum width of any side lot line setback shall be ten percent of the width of the lot.  All side lot line setbacks shall be free from primary and accessory structures.  No accessory building shall be nearer than five feet from the side property line.
   (e)   Corner Lots.  For each corner lot there shall be one front lot line determined by the Board of Appeals, and the other lot lines dividing the lot from any public rights-of-way shall be considered side lot lines.
   (f)   Rear Lot Line Setback.  Twenty-four feet, free from both principal and accessory buildings and uses, as well as parking, for all constructions and additions made after the date of passage of this section.

   (g)   Lot Area Per Family.  The minimum lot area per family shall be 15,000 square feet, with a minimum eighty-foot frontage.  However, one single-family dwelling may be erected on any numbered lot in a recorded subdivision filed in the County Recorder's Office prior to passage of this section.

   (h)   Dwelling Size.  There shall be minimum of 1,000 square feet of floor area per family in each dwelling unit.
