§ 158.118  SALES CONTRARY TO REQUIREMENTS.
   (A)   No person shall sell or convey any lot in any plat by reference thereto until the plat has been duly recorded in the office of the County Register of Deeds.
   (B)   Any sale of lands subdivided in violation of the provisions of the Land Division Act, Public Act 288 of 1967, being M.C.L.A. §§ 560.101 through 560.293, as amended, shall be voidable at the option of the purchaser thereof and shall subject the seller thereof to the forfeiture of any and all consideration received or pledged therefor together with any damages sustained by the purchaser thereof, recoverable in an action of law.
