In an R-1A zone, no building or land shall be used and no building or structure shall be erected, altered or enlarged which is arranged, intended or designed for other than one of the uses listed below:
(A) Accessory uses and buildings to uses listed in this section;
(B) Churches or similar places of worship;
(C) Home occupations by permission of City Council;
(D) Public parks, playgrounds, recreation areas and community buildings owned and operated by a public agency;
(E) Signs;
(F) Single-family dwellings;
(G) Telephone exchanges, electric substations, regulator stations or other public utilities where no public business, repair or storage facilities are maintained;
(H) Temporary structures incidental to construction work, but only for the period of such work;
(I) Two-family dwellings; and
(J) Permitted uses shall include modular building units, but not mobile homes.
