(a) For all residential developments over ten (10) acres, commercial developments over 25,000 square feet, industrial developments over 50,000 square feet, a traffic impact study completed by a licensed professional engineer may be required to determine the impact on existing traffic flow. A traffic impact study may be required for any development requiring direct access onto a major thoroughfare.
(b) The traffic impact study must be submitted to Planning Commission for their review concurrently with an application for a rezoning or prior to site plan approval if a rezoning is not needed. (Ord. 05-08. Passed 2-25-08.)
