(A) The following commercial districts are hereby established: GB (General Business); OI (Office and Institutional); and LI (Light Industrial).
(B) The principal use of land in the GB District shall be for concentrated business development. Regulations are intended to encourage the construction of, and the continued use of the land for commercial and service areas, and to prohibit heavier commercial and industrial uses which would substantially interfere with the orderly growth of the district to meet the needs of increased population in the market area.
(C) The OI district is established as a district in which the principal use of land is for offices and institutions, for the provision of services to transients and town residents, and for medium-density housing.
(D) (1) The principal use of land in the Light Industrial District shall be for wholesale activities, industrial research, warehousing, and light industrial operations.
(2) The purpose of this district is to promote and protect both existing industrial activities and potential sites where urban services are available and which are considered suitable for continued or future light industrial uses, to prohibit uses of land which would substantially interfere with the continuation of uses permitted in the district, and to promote the operation of industrial facilities in a relatively clean and quiet manner.
