§ 152.195 RESIDENTIAL DISTRICTS ESTABLISHED.
   (A)   The following residential districts are hereby established: R-30, R-30A, R-20, R-15, R-15A, R-8, (Manufactured Home District), and RE (Residential Equine).
   (B)   (1)   The R-30 and R-30A Residential Districts are established as districts in which the principal use of land is for single-family dwellings.
      (2)   The regulations of these districts are intended to provide areas of a community for those persons desiring residential structures in low urban density neighborhoods.
      (3)   The regulations are intended to discourage any use which, because of its character, would interfere with the residential nature of these districts.
   (C)   (1)   The R-20 Residential District is established as a district in which the principal use of land is for single-family dwellings.
      (2)   The regulations of this district are intended to provide areas of a community for those persons desiring residential structures in medium urban density neighborhoods.
      (3)   The regulations are intended to discourage any use which, because of its character, would interfere with the residential nature of this district.
   (D)   (1)   The R-15 and R-15A Residential Districts are established as districts in which the principal use of land is for single-family dwellings.
      (2)   The regulations of these districts are intended to provide areas of a community for those persons desiring residential structures in relatively high-density neighborhoods.
      (3)   The regulations are intended to discourage any use which, because of its character, would interfere with the residential nature of these districts.
   (E)   (1)   The R-8 district is established as a district in which the principal use of land is for high-density residential development, including Class A manufactured homes on individual lots, and manufactured home parks.
      (2)   The regulations are intended to discourage any use which, because of its character, would interfere with the residential nature of this district.
   (F)   The RE (Residential Equine) District is established as a district in which the principal use of land is for low density residential purposes and for horse farms, horse stables, and related equestrian accessory buildings and activities. The regulations of this district are intended to:
      (1)   Preserve the existing scale of the low-density residential and agricultural character of the development in the area south of the town along U.S. 1;
      (2)   Discourage the conventional subdivision of existing large tracts into small building lots;
      (3)   Preserve existing horse farms and agricultural uses; and
      (4)   Discourage traditional urban development uses that require major utility extensions and street improvements.
