§ 152.062 MAINTENANCE OF COMMON AREAS, IMPROVEMENTS, AND FACILITIES.
   (A)   The recipient (or his, her, or their successor) of any zoning permit, special use permit, conditional use permit, or sign permit shall be responsible for maintaining all common areas, improvements, or facilities required by this chapter (or required by any permit issued in accordance with the provisions of this chapter) except those common areas, improvements, or facilities to which an offer of dedication to the public has been accepted by the appropriate public authority.
   (B)   As illustrations, and without limiting the generality of the foregoing, this means that private roads and parking areas, water and sewer lines, and recreational facilities must be properly maintained so that the same can be used in the manner intended.
   (C)   Required vegetation and trees used for screening, landscaping, or shading must be replaced if the same die or are destroyed.
