(a) Building Lines. Building lines shall be established according to the front yard requirements set forth in the Village Zoning Ordinance.
(b) Easements. Easements of at least ten (10) feet in width shall be provided on each side of all rear lot lines, along side lot lines, and front lot lines where necessary, for utilities. Easements may also be required along or across lots where engineering design or special conditions may necessitate the installation of water and sewer lines outside public right-of-way. For lots facing on curvilinear streets, the rear easement shall consist of straight lines with a minimum number of points of deflection. The Planning Commission may alter these easements as required.
(c) Easement Along Streams. Whenever any stream or important surface drainage course is located in the area being subdivided, the subdivider shall provide an adequate easement as determined by the Planning Commission along each side of the stream for the purpose of widening, deepening, relocating or protecting the stream for drainage or public use.
